How to Insure a Pole Barn Building

If you want to build a pole barn behind your house an important issue to consider is insurance that will protect additional workers you hire and the materials on the job.

Start by checking with your local contractor's board and insurance company to insure you are following all local, state and federal regulations before starting the project.

If you are the general contractor on the project, you will be liable for any injuries to workers or if a contractor damages your home. Typically, homeowners insurance doesn't cover non-residential structures so you'll need a commercial policy for general liability insurance. Additionally, if you hire employees, you'll need a worker's compensation policy. If you hire subcontractors to do some of the work, they will need their own insurance but you must check to insure they are covered because your policy may not cover them if an accident occurs.

Re: the materials on the job, they are typically covered by your homeowner's insurance policy, but check with your company to make sure you are covered. If you have a substantial amount of building material on site, you should consider increasing your personal property coverage. Some exclusion's on your policy may be weather damage and mold.

There's one more issue to consider after you've built your pole barn. The typical homeowner's policy defaults to 10 percent of your dwelling coverage for separate structures like pole barns. Therefore, if your coverage is $250,000 you're only covered for $25,000. You may want to increase your coverage to protect your pole barn if it's worth more.
